Property description

Brimpts Barn is set on the hillside above Dartmeet, spectacularly positioned amid trees looking across the deep valley to open moorland and tors. It is one of five ancient tenements of the moor. In 1307 it passed to the Duchy of Cornwall. For more than 30 years it has been farmed by the same Dartmoor family. The 700 acres of land are traditionally farmed (mainly beef - pedigree South Devons) and the owners have received a wildlife habitat award from Prince Charles, as well as farm diversification and food producer awards in 2005. Cream teas have been available in the farmhouse since 1914, and as the Visitors’ Book of 1933-1947 catalogues, even in the war people found holiday refuge at Brimpts!

Across the yard from the farmhouse is our Big Domain, a huge, L-shaped, detached, traditional barn (once a hay store and granary) with superb views. The barn has been converted into big group accommodation, and sleeps as many as 32 people - 20 very comfortably in doubles or twins (almost all ensuite) and up to 32 if some guests are prepared to sleep either in a bunk or in a room with four single beds.

Indoor facilities at the farm include a large hot tub and sauna and a games room with table tennis and pool table.

Location

Dartmeet is, literally, where the East and West Dart rivers meet in a very beautiful moorland valley. Local facilities include a pub and riding stables a mile from Brimpts Barn. The nearest shops are at the small town of Ashburton, eight miles away. Tavistock, an easier drive with a supermarket, is 12 miles away. Tesco Direct can deliver from Plymouth.

Accommodation

The main entrance leads into a huge room (35' x 20.5') with a high-pointed ceiling and glass doors to a balustrade overlooking the terrace below. This is the open plan living/dining area with a wood burner and several sofas and easy chairs. It also serves as an excellent meeting room for conference groups.

A small, efficient, stainless steel kitchen leading off the main living area has plenty of commercial-sized equipment, capable of catering for a group of up to 24. The kitchen has dishwashers, a microwave and a fridge freezer. Next door is a further lounge area with a TV.

There are ten bedrooms in all – three doubles, five twin, one with two singles and a bunk, and one with four singles. Four rooms are in the main barn, four across a paved terrace (same building, separate entrance 20 yards away), and two in a private wing. The rooms are simply decorated and sunny, with pine beds and light furniture. One is suitable for wheelchair users and has the only ensuite bathroom. The others have ensuite shower rooms. The owners have extra bunk beds they can put in the twin rooms for larger groups.

To the front of the barn is a large decking area, enclosed, sheltered and south-facing, with picnic tables and a barbecue.

This is an outstanding place for large groups and family gatherings. You can be as active or inactive as you like here, enjoying one of the most beautiful corners of Dartmoor.

Facilities

Entertainment-wise, the house has internet connection, three TVs (including Freeview) and a DVD/video player.

The house is centrally-heated with a wood-burning stove. NB: heating and electricity are charged for by meter reading (you pay the owner direct).

Linen and towels are included (please bring beach towels).

Utilities include a washing machine, tumble dryer, two dishwashers, a microwave, freezer and fridge/freezer. Two cots and two high chairs can be set up for guests. There is a payphone for outgoing calls.

Full or partial catering is available, and full conference facilities too (projection screen, overhead projectors, flipcharts, etc.).

Pets are welcome by arrangement.

Area

Part of the joy of staying here is the range of activities available to your group (which obviously cost extra). Most popular are the Landrover farm tours, but your group can also try climbing and abseiling instruction on the 30’ high climbing tower, guided walks, pony riding, mountain bike tours and orienteering. Brimpts also owns 1.5 miles of private fishing on the East Dart River.

If you prefer more gentle recreation, the farm has a number of waymarked, scenic walks, including a biodiversity trail and, for the more adventurous, long walks across Dartmoor to various tors or down the Dart towards Ashburton.

There’s a good pub in Poundsgate, 2.5 miles away. The sea and south coast beaches are 20 miles.

Prices

From £1,271 to £2,919 based on 20 sharing, with a supplement for each extra person up to a maximum of 32.

Breaks are available from £907, again based on 20 guests.
