Property description
“A treasure house with a wonderful atmosphere set in a beautiful, secret place,” says one of the entries in the visitor’s book. And the setting for Northmoor House is certainly perfection, wrapped in Exmoor National Park within its own 100 acres of gorgeous English gardens and grounds – you can often glimpse wild red deer roaming the grounds. The house is a Victorian self-catering country house, with a big farmhouse kitchen, two sitting rooms and three games rooms, so there’s plenty of room for your group to relax and unwind.
Northmoor is ideal not only for families to have fun in, but also acts as a good base for walking and birdwatching. The River Barle runs close by, down to the small town of Dulverton.
If you exceed 22 people, there’s an additional lodge near the house, sleeping four adults and one child, although please note that the main house can only seat 24 to dine at any one time.
Location
Within Exmoor boundaries, two miles from Dulverton where there are pubs, a restaurant, and a selection of useful shops including butcher Gerald David and The Tantivy for newspapers, fancy goods, confectionery and cream by post.

Accommodation
The décor throughout is classic and graceful, with wooden floors and Oriental-style rugs. It is not the sort of house where you will feel on edge with children, however, being first and foremost about relaxation.
The two sitting rooms can be joined as one. The first room has an open fire, and an old-fashioned record player (with turntable and LPs!), while the other has a TV, a video/DVD player and a piano (a small library has another TV). The sitting rooms lead to the ample dining room where 18 can sit at one table and 6 at another. Candlesticks and linen tablecloths etc for special meals are all supplied.
The heart of any house is the kitchen, and Northmoor’s farmhouse style hub is no exception. A four-oven Aga is the focal point , and a table that seats 12. A convenient door leads out into the garden and a sheltered corner for breakfast or morning coffee at the benches and tables there. A large portable party barbecue and log fired patio heater make this a favourite place for late summer evenings, too.
Northmoor is a great place to play! The main entrance hall has a snooker room leading off it with a full size table for adult use. A secondary entrance to the house, (originally the housekeeper's entrance), leads into the “gun room” where there is a small snooker table for children to use and also a payphone. This room is an ideal place for wet weather clothing and dogs.
Yet another games room has a full size table tennis table and darts. Croquet can be played on the lawn, and there is a separate playing field for games such as football and cricket.
There are 11 bedrooms in the main house – three singles, four twins, four doubles and one triple. One twin is on the ground floor with an ensuite shower room (the entire ground floor is suitable for wheelchair use, with no steps or narrow doorways). There are also three extra Z-beds available, best for children.
There are three bathrooms plus the ensuite shower room. All the bathrooms have traditional cast iron roll top baths. A separate lavatory with basin is available on each floor.
Facilities
Kitchen facilities include two dishwashers and a double sink, a 5-ring cooker with a large oven to supplement the Aga, a microwave, a large fridge/freezer (with a second fridge in the dining room, mainly for drinks), a food processor, large and small mixers, and lots of cooking utensils.
Next to the kitchen is the guests' laundry room, with a washing machine and dryer.
Up to three folding beds for children are available for a small charge. Three cots for children under two are provided, and bed linen is supplied for cots on request.
One bath sheet and one bath towel are provided for each guest.
The house has a private supply of clear, soft, Exmoor spring water, beautiful for both drinking and washing.
There are several very highly recommended local outside caterers who will provide all types of catering. Details available as below.
Up to two pets are welcome and are charged extra.
Smoking is restricted to the ground floor.
Weddings:
There is plenty of space for wedding parties, and a marquee can be put up on the lawn. The gardens make wonderful photographic backdrops, with the rhododendrons and azaleas at their best in May and June, but many other interesting trees and shrubs.
Area
Minehead is 22 miles distant, Tiverton 15, and the North Devon Coast with good beaches for swimming and surfing approximately 30 miles away. There are fishing and horse-riding facilities near the house.
There are lots of things to see and do around Exmoor including the Tarka Trail and its cycle hire; Milky Way Adventure Park; The Big Sheep farm (very popular with rides, garden centre, restaurant etc); Exmoor Brass Rubbing Centre; various English Heritage properties such as Cleeve Abbey; the pretty village of Clovelly; Barometer World; West Somerset Railway; Tropiquaria and Sheppy’s Cider Farm.

Northmoor is currently undergoing refurbishment, to be completed for January 2011. Prices quoted are for 2011, for accomodation for 24 in the main house. Prices for the remaining available weeks in 2010 are less then these.
