A majestic, Georgian country manor house, near Woodbridge in Suffolk, available to hire as an exclusive house party venue.

Refurbished to boutique hotel standards, the house and grounds offer a stunning backdrop for a special celebration with friends and family. There's a brand new Fired Earth kitchen, nine gorgeous CP Hart bathrooms, various sumptuous bedrooms including four four-poster beds, and a wonderful dining room blending of the minute transparent Louis chairs with classic crystal chandeliers.

An opulent ballroom is available for partying, with a bespoke sound and light system, and every conceivable entertainment facility around the house, including a games room for all ages, a piano, a pool table and masses of books and games. The house is skirted by 13 acres of scenic parkland, which incorporates a newly landscaped terrace.

An additional 3-bedroom carriage house, sleeping four, will be available from spring 2011.

Location

Just off the A12, about ten minutes from Woodbridge and about 60 miles from junction 28 of the M25, so very easily accessible from London and the Home Counties. Birmingham is about 2 hours away, so it's also accessible from the rest of the country. The Suffolk coastal area has many superb villages and dramatic coastlines and is a great place for all ages to visit. Aldeburgh is 25 minutes' drive, Southwold 45 minutes. The nearest pub and restaurant is The Greyhound (half a mile). Golf is available at Ufford Park (2 miles). The beach at Aldeburgh is 10 miles. A car is essential here.

There is a huge, 24-hr Tesco supermarket at Martlesham (5 miles), with online deliveries available. There's also a Waitrose in Saxmundham and a Co-Op in Wickham Market. Superb local artisan hampers available on request

Accommodation

The main house has 12 bedrooms and 9 bathrooms. There are brand new, CP Hart bathrooms, and furnishings and fabrics throughout from Lombok as well as Andrew Martin and Julian Chichester. The dining room seats all 24 in transparent chairs at one long, white table, beneath crystal chandeliers. The beautifully panelled library has sumptuous sofas and plasma screen. The ballroom has an integrated sound and lighting system, with gorgeous fabrics, chandeliers and seating and there are other reception rooms including a pool table. The garden is beautifully designed and landscaped, with a wonderful entertainment terrace. There is also a croquet lawn and 13 acres of grounds.

The kitchen has absolutely everything in the way of gadgets and cooking equipment for a large group, including a coffee maker, Aga, separate gas range cooker, ice maker, dishwasher, fridge, freezer, microwave etc.

Area

The Suffolk coast has become enormously popular with visitors and second-home-owners over the last ten years. Its appeal lies in its contemporary seaside resorts (Aldeburgh, Southwold), its sand and pebble beaches, quiet villages (Walberswick, Dunwich, Thorpeness) and birdwatching creeks and reserves (Minsmere the most notable amongst them). Trendy cafes and restaurants have sprung up to meet the demand and there are plenty of places to eat, good Adnams pubs, fish and chip shops, designer clothes shops, surf and gift shops up and down the coast.

As far as history and heritage are concerned, this area is rich in both. At Sutton, near Woodbridge, is the famous Anglo Saxon burial site of Sutton
Hoo, now managed by the National Trust. At Framlingham and Orford there are
Norman castles. At Felixstowe, Landguard Fort, the scene of the last
attempted invasion of England by a foreign army, continues to guard the mouth
of the River Orwell. Arguably the most romantic ruins in the country are at
Leiston Abbey, now managed by English Heritage.

Running along the coast from Felixstowe to Aldeburgh is a series of Martello
Towers,built around 1815 to protect the coast from an invasion by Napoleon.
There is an abundance of wind and water mills throughout the district including
Woodbridge Tide Mill, one of the last working tide mills in the country, and
Saxtead Mill which is a good example of an 18th century Post Mill.

Suffolk Coastal Churches cover most periods of time,and have a wealth of
interesting features.(A Church trail is available from Tourist Information Centres.)
There are several local museums - all well worth a visit.
