An elegant Georgian rectory, set in three acres of gardens, available for large house parties and wedding receptions. Boutique B&B in style, the house has all the essential ingredients for a successful weekend away in the country. Crunch up the drive to its porticoed entrance and enter a world of civilised comfort - open fires, polished wooden floors, big soft beds, Mulberry fabrics and beautifully upholstered sofas in contemporary colours.
All seven rooms bedrooms have ensuite bathrooms. Named after trees found in the wonderful garden (Oak, Maple, Mulberry etc), they include a four-poster room, another in a converted coach house, a room with its own private staircase, and a garden cottage within the grounds. If your group exceeds 14 adults, additional rooms can always be reserved at the village pub.
Breakfasts are always included in the exclusive booking price, and lunches and dinners can be catered as you wish, always using local and organic produce.
The house is not licensed to perform wedding ceremonies, but is ideal for receptions, using the house and grounds for seated meals of up to 40 people. A marquee can also be erected in the garden, catering for up to 120 people.
A business group could book The Old Rectory for a residential weekend/midweek break, and hold meetings in the large dining room, the sitting room or the conservatory. Refreshments and all meals can be arranged to suit.
Breakfast is served daily in the dining room, and in the conservatory during summer months. Group bookings can choose which. The dining room seats 20, the conservatory 40. Fresh, local ingredients include local sausages and eggs from neighbouring farms, homemade jams, yoghurts and organic muesli.
Dinner is a three-course affair, and the menu is generally created on the day. With exclusive bookings, menus can be discussed beforehand.
The house is fully licensed and has an extensive honesty bar and a good wine list.
The bedrooms are a delight all individual. There are seven doubles altogether, one of which can be converted into a twin. Oak Room deserves special mention, fully decorated in white and pink, with a double four poster and lovely garden views. The sofa can, as in two other rooms, convert into a double bed for children.
Garden Cottage, another of the rooms, is a fairytale cottage in the grounds, with a double bed, shower, bath and a sitting area with a sofa bed. Another large double room is upstairs in a converted coach house, next door to the main house, again with a separate sitting/sofa bed area, ideal for those with children.
These include open fires in the sitting room and dining room, and tea- and coffee-making facilities and TVs in all the bedrooms (with a further TV in the sitting room).
Well-behaved dogs are welcome in The Coach House and Garden Cottage, as the rooms are self-contained and open directly to the garden.
There is a vegetable garden and an orchard of figs, quinces and plums. Throughout the summer you’ll find all vegetables have been picked straight from the garden.
The setting is very rural and peaceful, on the edge of the village of Campsea Ashe, surrounded by beautiful, unspoilt countryside. The village itself has a shop, a pub and a church. 90 minutes’ drive from London.
Airport: Stansted (1 hr)
Station: Wickham Market (2 mins). Direct access to Ipswich and from here to London Liverpool Street (total journey 1hr 45 mins).
This corner of Suffolk has a quiet but seductive charm and is proving very popular with Londoners and second-home-owners, thanks to its easy access to the Heritage Coast. It’s great walking, cycling and horse riding country, and there are various golf courses nearby.
Local attractions include Snape Maltings concert hall, the Saxon burial site of Sutton Hoo, Framlingham and Orford Castles, the coastal towns of Aldeburgh and Southwold, Minsmere Nature Reserve, the historic port of Dunwich, and Tunstall and Rendlesham Forests.

The Old Rectory is available this Christmas, for the first time, on a self-catering basis from Thursday 22nd December through to Wednesday 28th December, so why not enjoy Christmas away with your friends and family in a wonderful Georgian Rectory? There is ample room for 14 Adults and extra beds for children in seven double rooms. The kitchens are really well equipped, with a huge Aga and catering size electric oven, two dish washers and lots of fridge space. We have a housekeeper and cook who are available should you need any extra help. The cost of £5000.00 includes all linen and utilities.
Weekend bookings are for a minimum stay of two nights from March to November.
A set, three course dinner costs from £30 per person -using local and organic produce. All diets can be catered for.
A service charge of 10% is added to all food and beverage for parties over 8 guests.
