Redland House is a large Edwardian house which featured in the TV programme, "Fantasy Homes by the Sea". The building is spread over three floors, five minutes' walk from Instow beach, with fabulous coastal views. It sleeps up to 22 in 11 beautiful bedrooms, but you can book it for any size group, the price remains the same. It is available on a self-catering basis and is incredibly relaxing. Make yourselves at home, enjoying gin and tonics on the terrace, taking advantage of three reception rooms and dining together in the amazing vaulted dining room.
The renovation of Redland has been a labour of love. High quality contemporary style has been successfully married with original Edwardian features. The large mature gardens provide plenty of space for fun or relaxing and the games room gives space to let off steam. Altogether, this house is ideal for a big group of partying friends, family gatherings or a business team building event.

The house is beautifully decorated throughout retaining many original features but with contemporary styling. You will find eleven bedrooms on three floors - one super king size with a stunning balcony on the top floor, three twins and seven doubles. The beds are good quality, hugely comfortable and dressed in crisp white linens. All are light and sunny with river and sea views to die for. The four bathrooms are decorated in modern Italian style with floor-to-ceiling Travertine marble tiling.
The large dining room can be set up as a conference room with breakout space adjacent and there's more informal breakfast and lunch space in the sunny kitchen.

Situated in a commanding position above the pretty seaside village of Instow, with far reaching views over the Torridge estuary and the sea beyond. Instow's beautiful beach, bars and restaurants are popular with locals for miles around. You'll also find a well stocked deli/supermarket and a post office. Larger supermarkets are available at Bideford and Barnstaple. The whole place is easily accessible from the M5 and A361 and an ideal position from which to explore the coast or the Devon countryside.

Instow is a pretty, unspoilt seaside village with large stretches of sandy beaches and dunes. Fishermen’s cottages rub shoulders with shops and a good selection of pubs and restaurants. The local village store and delicatessen, John's, is superb. All this is within walking distance of Redland House.
Instow is on estuary where the rivers Taw and Torridge meet, between the villages of Westleigh and Yelland and on the opposite bank of Appledore.
The Tarka Trail passes through the village, providing an easy means for people to arrive by foot or on bike. This section of the Trail is also part of the South West Coast Path which offers onger walks along the coast.
Other attractions include Bideford, The Big Sheep for families, Appledore (check out the ice cream), Barnstaple (6 miles), Fremington, Dartington Crystal at Torrington, and the beach at Westward Ho!
