Poplars Farmhouse

Chichester, Sussex, England

A rambling Sussex farmhouse and outbuildings, situated between Chichester and the sea. Beautifully secluded, the house has been tastefully decorated but still feels the 17th century part, with an inglenook log fireplace, original oil paintings and a wealth of exposed beams. Children love this place as it has three lawns in 2.5 acres of secure grounds, a 60-foot play barn and two paddocks (one for sheep, one for chickens and ducks). They are also invited to assist with feeding and egg collecting.

The Farmhouse sleeps eight and is joined internally to Dairy Cottage, which sleeps six (plus four in its converted barn annexe). In total, therefore, the property sleeps 18. Within easy reach of West Wittering beaches and Chichester harbour for sailing, it is a wonderful house for families to holiday together, or even for a group of wedding guests attending a local ceremony and wanting to make a break of it.

The rooms are cosy and traditional, hung with original oil paintings and lots of wooden beams. The farmhouse kitchen is just the sort of Aga-warmed room it's good to come home to after a long tramp in the countryside. It has an electric cooker, a huge fridge/freezer, a dishwasher, microwave and bread maker. The kitchen table seats six, and the large dining room seats up to 16 comfortably, 18 at a squeeze.

The conservatory is a cheerful room for breakfasting, facing south east and catching the sun all morning.

The sitting room has large sofas and an open wood fire, with logs supplied, a cosy base for watching a DVD or video, tinkling on the grand piano or playing one of the board games supplied.

There are eight bedrooms altogether, of which three are doubles (one with a four poster), four are twins and one has four single beds. The bedrooms are not ensuite but each has individual access to one of the four bathrooms.

The large play barn has three table tennis tables (two senior and one junior), snooker, darts and a sand pit. Outside there are a table and chairs and two barbecue pits.

The lobby has an extra large washing machine and dryer. Linen and towels are included, but not beach towels. Two high chairs and two travel cots are available without charge (but please bring your own cot linen).

Outside there are lawns, an orchard and two small paddocks. The duck pond is well fenced and usually dry in summer.

WiFi is available throughout, and the house is perfectly suitable for small company conferences.

A list of local catering companies can be supplied if required.

Pets are welcome but please note that you are responsible for any damage. Dogs must be controlled because of the ducks and chickens.

This is a non-smoking property throughout. Regrettably, no fireworks are allowed because of the animals and the thatch.

There is ample off-road parking for 10 cars.
Set well back from the road, down a country lane, Poplars Farmhouse lies halfway between Chichester and the sea (West Wittering). It’s also 10 minutes to Itchenor for sailing. Watch out for the ducks as you approach! The house is on the edge of the village of Almodington (1.5 miles) and a similar distance from a pub and mini market. Online supermarket deliveries are available.

Airports: Southampton (30 miles); Gatwick (45 miles).

Station: Chichester (5 miles – 1hr 45 mins to Clapham).

There is sailing nearby in Chichester Harbour from Itchenor, Chichester Yacht Basin and Dell Quay with internationally famous windsurfing at West Wittering. There are clean sandy beaches at Bracklesham and the Witterings and sand, shingle and seafood at Selsey.

There are lovely houses and gardens to look at in the area, plus the fascinating remains of a Roman villa at Fishbourne.

Chichester is a mellow market town and cathedral city with good shopping and a renowned Festival Theatre. There is a new multiplex cinema, a bowling alley and a good sports complex with a large indoor pool. A short distance north of the town is The Weald and Downland Open-air Museum. Goodwood (horses, cars and golf) and Fontwell (horses) are close. Portsmouth (with more good shops and cinemas, naval museums and ferries to France and the Isle of Wight) is only 30 minutes away by car, Brighton less than an hour.
