New England Beach House

Angmering-on-Sea, East Preston, West Sussex, England

As evocative as its name, The New England Beach House has been designed with beach-lovers in mind. All the main living space is spread over the ground floor, with plenty of separate grown up areas or ample family-friendly living. A large veranda looks directly onto the sea, ten metres from the door, and a blissfully quiet stretch of beach.

The house sleeps up to 12. Four of its five double bedrooms have ensuite bathrooms and there are three extra shower rooms and an ensuite cloakroom. In addition, all rooms have space for extra camp beds and mattresses. The property is very well-equipped and child-friendly, with plenty of toys, films and children's books etc. There are spacious entertaining areas both inside and out, and a private back garden with a hot tub. This really is the house for a quintessentally English summer holiday or seaside break.

There are five double bedrooms including a master with a super kingsize bed. Three of the five doubles are zip and link, and can be made into twins.

There is room for additional mattresses and camp beds in all the rooms. Two bedrooms are on the ground floor, ideal for either guests with limited mobility or for families who wish to bring staff and have them housed on a separate floor. All the bedrooms have either ensuite baths, showers or easy access to a bathroom, some with stylish freestanding baths. There's also a shower room on the ground floor, ideal for using when coming off the beach or after a dip in the hot tub. All bedrooms also have flat screen TVs, DVD players and iPod speakers.

The beach front deck area has entertaining space for 12, sun loungers, a barbecue, an external shower, benches built out of the brick wall and direct access to the beach. The private and secluded back garden has a hot tub seating 6-7, an outside shower and a further sunbathing and eating area.

The fully-equipped kitchen is decorated in classic beachside style. It has Chalon units and a central island, a range cooker, an American fridge freezer and all the usual appliances and gadgets. French doors open onto the back garden.

The relaxing areas consist of an open plan breakfast/dining room; a family/TV room with sofas, chairs, plasma TV, full Sky package and DVD player; and a large drawing room that's similarly equipped.

The house is self-catering, although a list of local caterers who have worked in the owner's other houses can be recommended.

At the back of the property there is car parking for up to three cars, and a further car park for two behind it.
Within a five minute walk is the pretty village of Angmering-on-Sea, with a village shop, seaside kiosk, Indian and Chinese restaurants, surfers' continental cafe, fish and chip shop, specialist wine merchant, hairdresser, beauty clinic, dentist, three pubs and other shops. Within five minutes' drive, East Preston has further shops, and there's a Sainsbury's nearby.

The house is 90 minutes from London by train or car.

Angmering-on-Sea is situated almost in the centre south of West Sussex, and is therefore ideal is a base for visiting the many attractions nearby. The Angmering-on-Sea estate was originally proposed as a 'sporting garden village' in 1913, and The New England Beach House property was a very 'happening' Country Club. During the inter-war period – the 'Riviera' interlude – Angmering was a small but very smart seaside resort, with lidos, tennis and country clubs with croquet and bowls, often visited by the Queen who came to watch international standard tournaments.

Today, Angmering is a private, secure, residential, family-oriented estate, quiet in winter and busy with water sports on summer weekends. Angmering-on-Sea is a secluded stretch of the Sussex coast that caters for everyone, from romantic weekenders to children with buckets and spades.

The beach is 30 seconds away - through the back garden gate, across a private road and you reach the start of Kingston Gorse Greensward for a lovely walk along the beach. At high tide, the beach is pebbled, and sandy at low tide. A copy of the tide table can be found in the house.

All manner of activities are available close to the house, and full details are on the owner's website (see link below). These include cycling, sailing, golf, boat hire, an indoor swimming pool, gliding, horse racing, water sports, Goodwood, go-karting and beauty treatments.

Chichester Festival Theatre and Glyndebourne are both within easy reach. Regular farmers' markets are held in Chichester, Arundel, Lewes and Worthing.
