An elegant Georgian house, situated remotely in open farmland close to the cliffs of the rugged and dramatic North Devon coast. This is a designated area of outstanding natural beauty and the house has superb views out to sea as well as inland across a wooded valley to the tall medieval tower of St Nectan's church in the nearby hamlet of Stoke.

Great care has been taken to retain the historic character of the building whilst discreetly incorporating up-to-the-minute facilities and a sense of contemporary style. A group of up to 20 adults and four children can take over Berry House and enjoy open fires, a games room, beautiful walks from the door, rugged landscapes and a fabulous local pub.

The house has been decorated with immense care and attention to detail, and reflects the bygone style of the Georgian social elite. A group of friends can holiday together here in great comfort. The drawing room and dining room are well-proportioned and with high-ceilings, chandeliers and formal panelling. The drawing room has two large sofas and an open log fire; the dining room a huge square table which comfortably seats 20, next to a cosy, wood-burning stove.

The cellars are naturally spacious and include an original wine cellar and laundry facilities. The rear hall leads to a large flag-stoned kitchen, a light and airy room with a marble-topped central island, painted wood units and a tall dresser. Beyond the kitchen is a sunny breakfast room where a beechwood table seats around ten for informal meals. French windows open from the breakfast room to a walled terrace for outside dining.

The Parlour Bedroom and the Dairy Bedroom are on the ground floor, with two bathrooms. There are five bedrooms and four bathrooms on the first floor and three bedrooms and two bathrooms on the second attic floor. Bedrooms range in style from the grand panelled Georgian rooms to the simple, almost rustic, and the attic which has the feel of a good modern barn conversion. All have been carefully designed and planned and are equipped with sumptuous beds. Bathrooms are all newly fitted with top quality German fittings throughout.

In total there are 10 bedrooms (all 6ft doubles or 3ft twins), four of which have an additional single "daybed". There are 8 bathrooms (5 bath / 3 shower), four of which are en-suite.

There is a large games room with petit-football, a pool table and a computer set-up providing Wifi internet and links to all local attractions and information. Beyond is the reading room facing west out to sea with comfortable sofas on which to curl up with a good book or watch the large, flat-screen TV with video/DVD. Berry House also now has a new croquet lawn.

There is also a large games barn which contains table tennis, 5 a side football, basket ball and a large screen TV/DVD and sound system. There are also numerous toddler toys.

Other facilities include a boot/utility room and a cloakroom.

Looking westward out to sea (so great sunsets!) on a hill 1.5 miles from the village of Hartland (shops, pub etc). Nine miles from Bideford where there are supermarkets and larger facilities.

The joys of North Devon lie on the doorstep, whether surfing at Westward Ho!, walking down to the famously pretty (and car-free) village of Clovelly, playing on the beach, walking the clifftops or taking the children to the Big Sheep attraction and Milky Way children’s parks, both within eight miles. There’s a health and beauty spa half a mile away, riding stables open to visitors nearby, and clay shooting, archery and pistol shooting available on site (which can be arranged prior to arrival).

The local village of Hartland has shops, a pottery gallery and a great pub.
