These two semi-detached cottages on the edge of the Cotswolds are the perfect base for a family or friendship group looking for a countryside retreat within easy reach of shopping and attractions. Catering for 14 across five bedrooms, the main property also welcomes up to two dogs, so there's no need to leave furry family members behind.

The larger house has plenty of space to operate as the central hub for the gathering, with a big entrance hall to leave muddy shoes and coats, and a good-sized kitchen featuring a range oven, microwave and two fridges. The dining area is connected to the kitchen by double doors and seats eight around its chunky pine farmhouse table. Whatever your group dynamic, the bedroom set-up should work, with a collection of king, double and twin bedrooms across the two houses, plus a sofa bed and two additional single beds on request. Older relatives or those looking for a little peace and quiet could take the double room in the smaller house, while everyone else piles into the main property. With two lounges and TVs in most of the bedrooms, there'll be no squabbles over the remote either. The patio garden comes complete with a BBQ, just right for those sunny evenings when cooking inside just doesn't seem right, and with the French doors to the dining room open, anyone who prefers to eat at the table won't feel excluded.

The houses are set in a rural location, surrounded by tranquil fields and countryside. Any walkers in the party can explore the local scenery, or head off on the 2.5 mile trip to nearby Bampton, where die-hard costume-drama fans may recognise some of the buildings from village scenes in Downton Abbey. Bampton also has an excellent art gallery with regular special exhibitions. Groups with children – or animal enthusiasts – shouldn't miss Crocodiles of the World, 7 miles away, and everyone will enjoy an afternoon spent burning off steam in Kilkenny Lane Country Park, 7.5 miles away, with its outdoor playground and plenty of picnicking space. The market town of Witney, 6 miles away, is famous for its woollen blankets and May Day celebrations, and with a good range of shops too, it'll satisfy anyone looking for a spot of retail therapy. It's an easy 17-mile journey to Oxford from the cottage, which has a fantastic calendar of events and entertainment for all ages, including the Natural History Museum which is just the right size for younger kids.

This is the second year running I and a group of aging school friends and wives have stayed at the property. Its a very comfortable and welcoming property which is perfect for accommodating a large group of people.

A delightful cottage that was perfect for a family gathering and birthday celebration. It was very homely and plenty of space and bathrooms for everyone, was in easy reach of wildlife park and country surroundings. The owner was most helpful and provided everything we needed. Worth a visit and would recommend to others.

I cannot recommend this house enough! It is a beautiful house and fit 10 of us perfectly. There were ample facilities and it was lovely and cosy. Great location, great hosts and great value for money. Definitely will be coming back

We had a great family long weekend here. Very good size property and good to have separate cottage as well but still enough room to all eat and socialise together in the main house. Great to have the enclosed patio area to be able to let the dog out. Lots of restrictions with dog though, so they need to be very obedient if you take one. Main bedrooRead morem bed not very comfortable but en suite very spacious as are all the rooms. It was great to have the houses decorated for Christmas, nice touch. Hide

In a tranquil setting, with lots of space, this is the perfect base for a Cotswold break. We were 3 families (4 generations). We had both properties. Lots of kitchen equipment, high chairs and cot as needed , plenty of seating inside and out. Would also suit a group of adults. Highly recommend. For an annual get together of old school friends and partners, Orchard Barn proved to be a perfect place to stay. Clean and cosy, it has every angle covered and we all very quickly felt at home. Host Pippa was also extremely helpful and very responsive to our needs. We hope to return.

Just returned from a week in Orchard Barn and Thames View that was very enjoyable. Nine 'oldies' found it to be spacious and light with modern fittings, plenty of kitchen utensils and enough champagne glasses for all.! We enjoyed eating together in the big window area and there were enough outdoor chairs and cushions for when the sun shone. Amazing place! The welcome pack was most generous. Everything about the venue was of a very high standard. The bathrooms were exceptional, the living area most comfortable for all 10 of us to spread out and the patio area a most welcome addition.
